Documents Required for the Completion of a Study of Title
For the realization of a study titleit's vital for the client to provide clear information and documents that allow to accurately identify the property to investigate. Below, we detail the documents and information required, as well as the alternatives available in case there is no specific data.
1. Required documents for a Study of Title
The customer must provide any of the following documentsto the extent that you have it available:
1.1 Public Deed of Sale or Transfer
- Proving the ownership of the property.

2. Alternatives in Case of Not Having Documents or Specific Data
If the customer does not have the above documents, there are other options to identify the property:
2.1 Location using Physical Address
- If the client provides the exact address of the property, we can search for your number to register in the platform CRIM.
- It is recommended to include:
- Municipality.
- Neighborhood.
- Street and number of residence or solar.
2.2 Geographic Coordinates (Latitude and Longitude)
- If you don't have a specific address, you can send the GPS coordinates of the property.
- How do I get them?
- Using Google Maps or other mobile applications.
- Capturing the coordinates directly on the site where the property is located.
2.3 Negative Certification of Person in the Property Register
- If you do not have any document or identifying information, you must request a Negative certification of Person in the Registration of the Property.
- Allows you to check if the person possesses any real property registered in your name.
- This service has an additional cost that should be covered by the customer.
3. Additional costs for Search and Analysis of Information
If the client does not provide enough information or documents to locate the property, our team will perform a detailed analysis to obtain the necessary data.
3.1 Billing for Time Spent on Research
- If it requires a comprehensive analysis to identify the property, the client will be billed for the time devoted to the search and verification of information.
- The cost will be informed in advance for the customer to decide if you want to proceed with the analysis.
3.2 If you Can Not Complete the Study Title
- In the event that, after the analysis, not be able to get enough information to perform the study of title, the customer must to cover the cost of the time and the resources used in the research.
- They will deliver a detailed report with:
- The attempts made.
- The results obtained so far.
